On 6/4/98 Mr Chamberlain decided not to apply to Hong Kong the Indian & Straits system which it had recently been suggested should be followed, viz. leases in perpetuity with rent reassessed every 30 years; but instead longuni leases for 75 years.
On 16/6/98 Mr. Chamberlain accepted the U.A.G's suggestion that such leases should contain a clause promising a renewal for another term at an enhanced rent if other conditions remain unchanged.
